The foundation work clay soil requires

San Antonio sits on expansive clay (the famous Houston Black series). It moves with moisture, which is why so many older homes have foundation cracks. New additions need foundations that move with the original house — not against it.

We work with a structural engineer to specify engineered concrete footings, post-tension or pier-and-beam where appropriate, and proper soil prep. Skipping this step is how additions end up pulling away from the original house within a few years.

Permits, inspections, and the paperwork side

Additions trigger structural review at San Antonio Development Services Department. If you’re in Alamo Heights, Terrell Hills, Olmos Park, or another historic district, you may also need HDRC approval and a Certificate of Appropriateness. We manage the submittal, the corrections, and the inspections — framing, electrical, plumbing, mechanical, insulation, and final — through the entire build.

How long does an addition take to build?
Plan on 4–7 months total: 6–10 weeks of pre-construction (design, structural engineering, permitting), then 3–5 months of construction. Whole-home additions and second stories take longer.
Can you add a second story?
Yes. Second-story additions require structural review of the existing foundation and framing, and sometimes reinforcement. We do them — they're more involved than a ground-level addition but very buildable.
Will the addition match the original house?
Yes. Brick sourcing, stucco color matching, stone selection, and roof tie-in are part of every addition we build. Most of our additions are visually indistinguishable from the original from the curb.
